In 2021, Praveen Malik paid Rs 1.45 crore for a 3-BHK flat in Tower B of Chintels Paradiso in Gurgaon’s Sector 109. A year later, a fatal accident in neighboring Tower D—the sixth story collided with the first level, killing two women—sparked a series of inspections, and tower after tower was ruled hazardous. Malik, an engineer with Air India, has recently learned that another tower, the eighth of the nine-tower society, is ‘unsafe’. The safety report for his tower is also awaited.

“It is evident that the report is coming one by one — and all of them are unsafe,” the 48-year-old scoffed. Anil Kaushik, a fellow Tower B resident, and BSES official, stated, “we were told ours were premium flats and we pooled in all our money at the time of retirement”.

He mentioned that a resident of Tower D, Vikram Gambhir, who was always writing to the authorities, died recently. “People are dying while fighting this conflict. Every morning and evening, everyone asks about our plans. There is a lot of distress. On top of that, the administration is with them and is pressuring us to leave,” he claimed.

Additional Deputy Commissioner Hitesh Meena stated he was ignorant of the situation. District Town Planner Manish Yadav said that the issue will be reviewed at the structural audit committee meeting chaired by the Gurgaon Deputy Commissioner.

Malik claimed they had been abandoned. “From the beginning, the builder’s goal has been to split people, toss them out of one tower after another, and reach an agreement. The IIT-Delhi report included five owner-signed samples, while the Central Building Research Institute (CBRI) did not. He also stated that Tower A’s most recently certified hazardous inhabitants will be summoned to a meeting with the builder to discuss settlement, after which their report will be revealed.

On his way forward, he stated, “We will meet the management after meeting the builder. We anticipate an order to redo the examination. “Either give us a flat nearby or pay us full rent in the meantime,” he stated.

In the meantime, Chintels India Limited vice president J N Yadav stated that the report was forwarded to the district administration on Wednesday and that the next course of action would be undertaken by it. “The two options we extended to other tenants of apartments in the seven separate buildings apply to Tower A residents as well,” added the official.
