The Delhi Development Authority (DDA) has taken a big step in improving the viability of ‘original rehabilitation’ projects aimed at providing critical housing alternatives for slum dwellers, according to an official statement issued on Thursday.
Modifications to the projects were authorized at a meeting chaired by Lieutenant Governor VK Jain and the DDA chairman, with dramatic benefits for both developers and citizens. The Lt. Governor’s adjustments to the “Jahan Jhuggi Wahin Makaan” program are largely aimed at making these projects more appealing to developers while also assuring the seamless integration of slum inhabitants into the city’s formal infrastructure.
Significant alterations include an increase in the Floor Area Ratio (FAR) and strategic land apportionment revisions. Notably, for plots comprising 2,000 sqm or more, the FAR for residential as well as commercial components has been raised to 500, a significant increase from the previous limitations of 300 and 400, respectively.
With at least 40% of the total plot space required for residential use, the remainder can be used for commercial purposes. Developers also profit since extra FAR from the revitalization component can be used for commercial development, increasing financial feasibility, according to the statement.

The DDA asserted that the project is positioned to provide slum dwellers with decent, contemporary housing as well as critical public facilities. Granting ownership titles promotes social empowerment while also providing people with security and incorporation into the urban scene. The proposed modifications seek to create a more inclusive urban environment, promote social mobility, and improve the quality of life for the urban poor.
The accepted adjustments are awaiting final notification from the Ministry of Housing and Urban Affairs (MoHUA), which marks a significant step forward in Delhi’s urban development.
